1. Acceptance of Terms

By accessing or using REI Today AI ("the Platform"), you agree to be bound by these Terms of Service. If you do not agree, please do not use our services. The Platform is operated by Den Media LLC d/b/a REI Today AI ("we," "our," or "us").

2. Description of Services

REI Today AI provides a property management platform that includes:

• Property, lease, and tenant management tools for landlords
• A gig marketplace connecting property owners with handymen and contractors
• AI-powered chatbot for property management assistance
• Rent payment processing and contractor payouts via Stripe
• Messaging and notification systems

3. User Accounts

• You must be at least 18 years old to create an account
• You are responsible for maintaining the confidentiality of your login credentials
• You agree to provide accurate and complete information
• You may not create multiple accounts or share your account
• We reserve the right to suspend or terminate accounts that violate these terms

4. User Roles

The Platform supports the following user roles:

• Landlords/Property Owners: Manage properties, leases, tenants, and post jobs for contractors
• Tenants: View lease details, submit maintenance requests, make rent payments
• Contractors/Handymen: Browse and apply for jobs, manage profiles, receive payouts

5. Payments & Fees

• Rent payments are processed securely through Stripe
• Contractor payouts are subject to a 10% platform fee
• Subscription plans (Starter $29/mo, Professional $79/mo, Enterprise $199/mo) provide access to premium AI features
• All fees are in US dollars unless otherwise stated
• Refunds are handled on a case-by-case basis; contact support@reitoday.ai

6. Marketplace Rules

• Job listings must be accurate and describe actual work needed
• Contractors must accurately represent their skills and qualifications
• All payments for marketplace jobs must be processed through the Platform
• Users may not circumvent the Platform to avoid fees
• We are not a party to the agreement between landlords and contractors

7. Marketplace Disclaimer & Due Diligence

Den Media LLC d/b/a REI Today AI is not a general contractor, service provider, employer, or merchant of record. The Platform operates solely as a marketplace and technology platform connecting landlords, renters, and independent contractors. We do not employ, recommend, endorse, guarantee, or insure any contractor or service provider listed on the Platform.

Your interactions with any contractor or service provider — including the hiring, terms, conditions, warranties, and representations associated with such dealings — are solely between you and that contractor. Den Media LLC is not a party to any agreement between users and service providers.

You are solely responsible for performing your own due diligence before hiring or engaging any service provider found through the Platform. This includes, but is not limited to, verifying licenses, insurance, bonding, references, qualifications, background checks, and compliance with local laws and regulations. You should make whatever investigation you deem necessary or appropriate before hiring any contractor.

Den Media LLC makes no representations, warranties, or guarantees regarding the quality, safety, legality, reliability, or timeliness of work performed by any contractor or service provider. We do not verify the accuracy of contractor profiles, reviews, ratings, or any other user-submitted content, and we assume no responsibility for errors or omissions therein.

By using the marketplace, you acknowledge and agree that REI Today AI (Den Media LLC) shall not be liable for any damages, losses, claims, or disputes arising from your interactions with contractors or service providers, including but not limited to property damage, personal injury, incomplete or defective work, financial loss, fraud, or breach of contract by any third party.

All users — landlords, renters, and contractors alike — are strongly encouraged to:

• Obtain written contracts before any work begins
• Verify that contractors carry valid insurance and bonding
• Check applicable local and state licensing requirements
• Request and verify professional references
• Use independent judgment when evaluating any service provider
• Keep all transaction records and communications

8. AI Chatbot

Our AI chatbot provides property management assistance but does not constitute legal, financial, or professional advice. Responses are generated by artificial intelligence and may not always be accurate. Users should verify important information independently.

9. Prohibited Conduct

• Violating any applicable laws or regulations
• Posting false, misleading, or fraudulent content
• Harassing, threatening, or discriminating against other users
• Attempting to gain unauthorized access to the Platform
• Using the Platform for any illegal activity
• Scraping, crawling, or automated data collection

10. Intellectual Property

All content, features, and functionality of the Platform are owned by Den Media LLC and are protected by copyright, trademark, and other intellectual property laws. Users retain ownership of content they upload but grant us a license to use it for Platform operations.

11. Disclaimer of Warranties

YOU ACCESS AND USE THE PLATFORM AND ALL SERVICES AT YOUR OWN RISK. THE PLATFORM IS PROVIDED ON AN "AS IS, AS AVAILABLE" BASIS WITHOUT WARRANTY OF ANY KIND, WHETHER EXPRESS, IMPLIED, OR STATUTORY, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.

Den Media LLC has no control over and no duty to take any action regarding: other users' behavior; the accuracy of any content posted by users; or the effects that any content may have on you. We make no guarantee or warranty as to the reliability, accuracy, timeliness, or completeness of any information on the Platform.

12. Limitation of Liability

Den Media LLC d/b/a REI Today AI shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, loss of business opportunity, or loss of data. Our total aggregate liability shall not exceed the amount you paid us in the twelve months preceding the claim. We are not responsible for the quality of work performed by contractors, the condition of rental properties, or any disputes between users.

13. Indemnification

You agree to indemnify and hold harmless Den Media LLC d/b/a REI Today AI, its officers, directors, employees, and agents from any claims, damages, losses, liabilities, or expenses (including attorneys' fees) arising from your use of the Platform, your violation of these Terms, or your interactions with any other user or service provider.

14. Termination

We may terminate or suspend your account at any time for violation of these Terms. You may delete your account at any time by contacting support@reitoday.ai. Upon termination, your right to use the Platform ceases immediately.

15. Changes to Terms

We reserve the right to modify these Terms at any time. Material changes will be communicated via email or a notice on the Platform. Continued use after changes constitutes acceptance.

16. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the United States. Any disputes shall be resolved through binding arbitration.
